What Home Insurance Does and Doesn't Cover in NC — A Plain English Guide

Home insurance policies are long, dense documents full of industry language that most homeowners never read until they need to file a claim. By then it's too late to fix any gaps. Here's a plain English breakdown of what a standard North Carolina homeowners policy covers — and just as importantly, what it doesn't.

What IS Covered

Fire and Smoke Damage — One of the core covered perils. If your home catches fire or suffers smoke damage, your dwelling coverage pays for repair or rebuilding and your personal property coverage pays to replace your belongings.

Wind and Hail Damage — Covered under a standard NC homeowners policy, including damage from hurricanes and severe thunderstorms. Note that many NC policies have a separate wind or hurricane deductible that's higher than your standard deductible — often calculated as a percentage of your dwelling coverage rather than a flat dollar amount.

Lightning Strikes — Direct lightning damage to your home and to appliances or electronics damaged by a lightning-caused power surge is covered.

Water Damage from Plumbing — Sudden and accidental water damage from burst pipes, a failed water heater, or an overflowing washing machine is covered. The key words are sudden and accidental.

Theft and Vandalism — If someone breaks into your Triangle home and steals your belongings or causes damage, both your personal property coverage and dwelling coverage apply.

Falling Objects — Trees falling on your home during a storm are covered. Ice-loaded branches in a Triangle winter that damage your roof are covered.

Additional Living Expenses — If your home is uninhabitable after a covered loss, your policy pays for hotel stays, restaurant meals, and other reasonable living expenses while repairs are completed.

Personal Liability — If a guest is injured in your home and pursues a lawsuit, your liability coverage pays for legal defense and any judgment up to your policy limits.

What is NOT Covered

Flood Damage — This is the biggest gap for Triangle homeowners. Rising water from a storm, an overflowing creek, or sheet flooding across your yard is not covered by a standard homeowners policy. Flood insurance is a completely separate policy.

Gradual Water Damage and Leaks — A slow leak under your sink that's been dripping for months and has rotted your cabinet floor is not covered. Insurance covers sudden and accidental water damage — not damage that resulted from a maintenance issue that went unaddressed.

Sewer and Drain Backup — Standard policies do not cover water that backs up through a sewer line or floor drain into your home. This is a common and expensive type of water damage that requires a specific endorsement. If you're in an area of Durham or Raleigh with older infrastructure, this endorsement is worth adding.

Normal Wear and Tear — Your HVAC system aging out, your roof deteriorating naturally over time, or your plumbing slowly corroding are maintenance issues — not covered losses. Insurance is for sudden, unexpected events.

Earthquake Damage — North Carolina is not a high earthquake risk state, but coverage is excluded from standard policies and requires a separate endorsement if desired.

Pest Damage — Termite damage, rodent infestations, and other pest-related damage are excluded as maintenance issues.

High-Value Items Above Policy Sublimits — Standard personal property coverage has sublimits for jewelry, firearms, fine art, collectibles, and electronics. If you have items that exceed those sublimits, you need scheduled personal property endorsements to be fully covered.

The Coverage Gaps Most Triangle Homeowners Don't Know About

Sewer backup coverage and equipment breakdown coverage are two of the most commonly overlooked endorsements for Triangle homeowners. Equipment breakdown covers the sudden failure of major home systems — HVAC, water heater, electrical panel — in ways that standard policies don't. Both are relatively inexpensive additions that can prevent significant out-of-pocket expenses.
