Swimming Pools and Home Insurance in NC — What Triangle Homeowners Need to Know

Swimming Pools and Home Insurance in NC — What Triangle Homeowners Need to Know

A swimming pool is one of the most popular backyard additions in the Triangle — and for good reason. North Carolina summers are long and hot, and a pool adds genuine enjoyment and value to a home. But a pool also changes your home insurance situation in important ways that every Triangle homeowner with a pool — or considering one — needs to understand.

How a Pool Affects Your Home Insurance Premium

Adding a pool to your property will increase your home insurance premium. The primary reason is liability — pools are classified as an attractive nuisance, meaning they attract visitors (particularly children) who may not be invited and who could be injured. Under North Carolina law, a property owner can be held liable for injuries that occur in a pool even to uninvited guests in some circumstances.

The premium increase for adding a pool varies by carrier and by the type of pool. An above-ground pool typically results in a smaller increase than an in-ground pool. A pool with a diving board or slide — which carriers view as higher risk — may result in a larger increase or even coverage restrictions depending on the carrier.

Liability Coverage Is the Most Important Consideration

Your standard homeowners policy includes liability coverage — but if you have a pool, you should carefully review whether your liability limits are adequate. A serious pool injury involving a child can result in a lawsuit with damages that far exceed standard liability limits of $100,000 or $300,000.

This is one of the strongest arguments for umbrella insurance for Triangle homeowners with pools. A personal umbrella policy adds $1 million or more of liability protection above your homeowners policy limits — and for homeowners with pools, that additional layer of protection is genuinely valuable. An umbrella policy typically costs $150-$300 per year — a modest price for the protection it provides.

Steps That Can Reduce Your Pool-Related Risk and Premium

Most carriers look favorably on safety measures that reduce the risk of pool accidents. Installing a four-sided fence with a self-latching gate around your pool is one of the most effective risk reduction steps — and many carriers require it. A pool alarm that alerts you when someone enters the water is another. Removing diving boards and slides eliminates some of the highest-risk elements. And taking a pool safety course can demonstrate responsible ownership.

Beyond safety benefits, these measures can also result in lower premiums from carriers who reward proactive risk management.

What Happens If You Add a Pool Without Telling Your Carrier

Adding a pool without notifying your insurance carrier is a mistake that can have serious consequences. If an injury occurs at your pool and your carrier discovers you added it without disclosure, they may have grounds to deny your claim or cancel your policy. Pools need to be reported to your carrier when they're installed — it's not optional.

Shopping Your Coverage After Adding a Pool

Different carriers price pool risk very differently. If you're adding a pool or already have one and haven't shopped your coverage recently, working with an independent agent who can compare your options across multiple carriers is the most effective way to make sure you have the right coverage at the best available rate.

At Triangle Insurance Alliance we help Triangle homeowners with pools navigate both the coverage and the cost side of this equation across our network of 18 A-rated carriers.
