If you're coming from a state where roof age wasn't a major factor in your home insurance, get ready for an adjustment. North Carolina carriers treat roof age as their primary pricing and underwriting variable. A roof older than 15 years affects your rate significantly, narrows your carrier options, and can result in coverage being written on an actual cash value basis rather than replacement cost.

When you're shopping for a home in the Triangle, ask about the roof age during your search — not just because of repair costs, but because of what it means for your insurance options and your ongoing premium.

Wind Coverage and Deductibles Work Differently Here

North Carolina's exposure to hurricanes and severe storms means many policies have a separate wind or hurricane deductible that's higher than the standard deductible you may be accustomed to.
