Flooding is the most common and most costly natural disaster in the United States — and North Carolina homeowners know better than most how serious flood damage can be. Despite this, the majority of Triangle homeowners don't carry flood insurance. Here's what every Durham, Raleigh, and Triangle area homeowner needs to know about flood coverage in 2026.

Your Homeowners Policy Does Not Cover Flooding

This cannot be stated clearly enough — a standard homeowners insurance policy does not cover flood damage. If rising water from a storm, an overflowing creek, or sheet flooding enters your home, your homeowners policy will not pay for the damage. Flood insurance is a completely separate policy that must be purchased in advance.

This gap catches Triangle homeowners off guard more often than any other coverage issue. After Hurricane Florence in 2018 and other significant weather events, many NC homeowners discovered too late that their homeowners policy provided no protection for the flood damage they suffered.

Who Needs Flood Insurance in the Triangle?

Homeowners in FEMA-designated high-risk flood zones are typically required to carry flood insurance if they have a federally backed mortgage. But the requirement doesn't tell the whole story about who actually needs it.

The Triangle has numerous creeks, streams, and drainage areas that create flood risk for homes that aren't in a formally designated flood zone. Ellerbe Creek and Stirrup Iron Creek in Durham, Crabtree Creek in Raleigh, and Morgan Creek in Chapel Hill are among the waterways that have caused flooding in surrounding neighborhoods during major rainfall events. Many of those affected homes were not in designated flood zones and their owners were not required to carry flood insurance — and many didn't have it.

Even homes well away from named waterways can experience flooding during major storm events when drainage systems are overwhelmed. FEMA data consistently shows that a significant percentage of flood claims come from properties outside high-risk flood zones.

How Flood Insurance Works in NC

Flood insurance in North Carolina is available through two primary sources — the National Flood Insurance Program (NFIP), which is federally administered, and private flood insurance carriers who have entered the market in recent years.

NFIP policies provide up to $250,000 in building coverage and up to $100,000 in contents coverage. Private flood insurance often provides higher limits, broader coverage, and sometimes more competitive pricing — particularly for homes that are lower risk but want more comprehensive protection than NFIP offers.

The critical detail that every Triangle homeowner needs to know is that flood insurance has a 30-day waiting period before it takes effect when purchased through the NFIP. If a storm is forming in the Atlantic and you call to buy flood insurance, it's too late. Coverage must be in place well in advance.

How Much Does Flood Insurance Cost in the Triangle?

Flood insurance pricing depends heavily on your property's flood risk — its elevation, proximity to water, and FEMA flood zone designation. For homes in low to moderate risk areas, NFIP policies can run as low as $400-$700 per year. Homes in higher risk zones pay more, sometimes significantly more under FEMA's updated Risk Rating 2.0 methodology.

Private flood insurance pricing has become increasingly competitive and in some cases offers better value than NFIP — particularly for lower-risk properties. An independent agent can compare both options and find the right fit for your property.
